The basic Pod has minimal power requirements. Actual usage will depend on how you plan to use your Pod and the electrical equipment you install. We recommend discussing your requirements with a locally qualified electrician to ensure your Pod has an adequate power supply.

Our OKO60, OKO80, OKO120 and OKO200 Pods each have a base model price, which includes prefabrication and delivery to your home. The Pod arrives ready for installation by a local contractor.

What’s included in the base model?

Each Pod comes with a standard specification, including a single door or sliding door (depending on the size), Natural Thermowood cladding, a birch plywood interior finish and laminate flooring.

If you’d like to add windows, change the door configuration or explore different materials and finishes, our design team can discuss the available options with you.

Additional costs

The base model price excludes the following:

• Installation: You can arrange installation with a local contractor or install the Pod yourself. Ask our team whether we have an installation partner in your area.
• Electrical connection: This must be arranged separately with a locally qualified electrician.
• Sales tax: Please provide your delivery address so our team can calculate the applicable sales tax during the design process.

All OKOPODs are assembled on site using prefabricated panels. We can work with a local general contractor (GC) to complete the installation. The GC will provide a separate quote and invoice for their work.

If you already have a contractor you’d like to work with, we’re happy to coordinate with them. Throughout the planning and installation process, we’ll provide the GC with the necessary installation instructions and guides to support the build.

In many areas, structures that are 120 sq ft or smaller do not require a building permit. However, requirements vary by location, so we always recommend checking with your local municipality or county before placing an order.

Please note that the electrical hook up with require a permit and these are handled by the locally qualified Electrician.

We can help to arrange your groundworks by using our network of contractors, we will reach out and arrange for contractors to come and provide a quotation, equally if you have your own contractors you have used before we can share the drawings with them to quote and discuss with them the requirements.

If you’d like to add a bathroom or kitchen, the fit-out will need to be arranged separately by you or your local GC. OKOPOD supplies the prefabricated structure but does not provide or install bathroom or kitchen fittings.

Our Okopods are built with secure locking systems and high-quality materials to ensure the safety and security of your backyard room. All locks conform with USA standards for housing.

Our Okopods are built with low-maintenance materials. Routine checks and basic upkeep, such as cleaning and inspecting seals, will ensure your Okopod remains in excellent condition.

Yes, our Okopods are well-insulated and can be used year all round. They are designed to provide a comfortable environment in all weather conditions.

All builds come with a 10 year structural warranty, this covers any structural elements and material defects, ensuring longevity and value for years to come.

Okopods are designed with sustainability as a primary focus in all design decisions. We use eco-friendly materials, efficient building practices, and high-performance insulation to minimize environmental impact.

Our Okopods are built with durable materials designed to last for many years. We estimate our builds will last up to 100 years.

The installation time for an Okopod can vary depending on the size and complexity of the build. Typically, the process takes a few days to a week once the base is prepared.

In many cases, a permit isn’t required for an Okopod, but it depends on your local zoning regulations and how you plan to use the space. If permits are needed, we’re here to guide you through the process and make it as straightforward as possible.

You can customize your Okopod with various finishes, layouts, and additional features to suit your specific needs. Contact us to discuss the available options and create your perfect backyard room.

All our builds are insulated as standard which includes floor, walls and roofs. As standard we insulate our garden rooms with rockwool to all panels, we use these insulation for their eco credentials and sustainability whilst also giving great performance in all conditions.

In most cases we are able to deliver and install Okopods anywhere in the USA. We also delivery internationally, but this will be at an additional cost, please enquire for more information.

Electrical wiring and lighting fittings are included within our quote.

The connection to the main power supply is carried out separately by a local electrician. We can assist in sourcing a suitable electrician for this work if required.

OKOPODs use a Jack Pad foundation system, which is quick and straightforward to install. The Pod’s base is then securely fixed to the pads. If you’d like to see more details, please reach out to the team.

The number of Jack Pads required depends on the Pod size:

• OKO60: 4 Jack Pads
• OKO80: 4 Jack Pads
• OKO120: 6 Jack Pads
• OKO200: 12 Jack Pads

The system offers several benefits beyond ease and speed of installation. It removes the need for a concrete slab in most cases and, if you decide to relocate your Pod in the future, the Jack Pads can be dug up and reinstalled at the new location.

We often deliver Pods through the home where there is no side or rear access. Our team will ask you to provide a video showing the full access route through the house so we can assess whether delivery is possible.

Delivery is included in the Pod price, provided your site has standard access. Please check with our team to confirm your site meets the access requirements.
