When Planning Permission Isn’t Needed
Most garden rooms fall under the category of Permitted Development, meaning you can build them without going through the planning permission process. Here are the conditions your garden room must meet to qualify:
Height Restrictions
- Maximum height of 2.5 meters if located within 2 meters of a boundary.
- Maximum height of 4 meters for dual-pitched roofs or 3 meters for other roof types if further than 2 meters from the boundary.
Use and Purpose
- It must be ancillary to your main house (e.g. a home office, gym, or art studio). If you plan to use it as a living space or guest accommodation, planning permission is usually required.
Placement
- The garden room must not be located forward of the principal elevation (the front of your house).
Land Coverage
- No more than 50% of your garden area should be covered by additions or outbuildings.
